The space
The Villa paints a vivid picture of the serene surroundings, from the Nerul river and lush paddy fields to the palm trees and abundant green vegetation. The property offers a tranquil escape from the hustle and bustle of city life.

Each villa has 3 beautifully decorated bedrooms with attached bathrooms. One of the bedrooms is situated on the ground floor and is perfect for groups with elderly members/small children. Remaining 2 bedrooms are on the first and second floors. Each bedroom of the house is air conditioned, equipped with Flat screen TV, Satellite channels and lockers to keep your valuable safe. All bedrooms have private bathrooms with 24/7 hot and cold water in the shower and a balcony (except the bedroom on the ground floor). Master bedroom has a pool view and huge dressing room.

1. TARIFF – The tariff is for the entire 3bhk space only.

2. SETTLEMENT OF BILLS – Taxi Bills/Food Bills or any other bills must be settled on presentation.

3. CHECK IN – CHECK IN – Please provide a valid Government ID Card/Passport (for foreign nationals) upon arrival (either to be shared on email if the caretaker is not around). Balance payments must be deposited at the time of check in.

4. Check In – Check Out – Check in time is 2Pm and Check out time is 11am. Any extensions are permitted based on availability at INR 1000 per hr till 4pm. Should there be any booking you will need to vacate the premises .

5. Extra Occupant charge is applicable @ INR 2000/- per adult & Kids above age of 6 years per night, this includes an extra mattress, linen set & breakfast.
We only allow registered guests on the property. Visitors can visit till 10 PM for free, After 10 PM extra occupant charge is applicable and they have to give their ID card. Maximum capacity is 6 guests. Extra occupant charges apply for individuals exceeding 2 persons per room.

6. GUEST’s BELONGINGS – Guests are requested to look after their belongings. Kindly lock the property and take responsibility of your own belongings as no one will be held responsible if something gets misplaced.

7. Inclusions –Linens, Toiletries, Equipped kitchen, Bluetooth speaker, Tea/Coffee counter, filter water. Private Pool, private parking.

8. Breakfast- If you wish to rent a chef, please inform us 24 hours prior, Chef Charge @ INR 1600/- per meal and you can order groceries online via Swiggy App Instamart / Blinkit. Please coordinate with the supervisor/caretaker/guest relations for the same.

9.HOUSEKEEPING – Housekeeping services are only available for 2+ nights stay. Housekeeping timings - One time only between 9:00 AM to 6:00 PM, if you require additional cleaning, an additional charge of INR 500/- per cleaning would apply. Linen and fresh towels are available for change every alternate day. Any fresh changes before that, have following charges New Bath Towel/Pool Towel - INR 50/-, Hand Towel - INR 30/-, Floor Mat - INR 30/-, Bedsheet - INR 100/-, Duvet Cover - INR 100/-.

10. LOUD MUSIC – Quiet hours between 10pm -9am as per government norms.

11. ELECTRICITY & WATER SUPPLY – The supply is generally consistent unless the Government cuts it off for maintenance work or an accident. Management has no control over power cuts. Only 1 light, 1 fan and 1 power plug, wi-fi are backed up by an inverter.
For bookings over 28 days, we charge extra for electricity : 7 rupee per unit as per consumption

12. Code of conduct – Gambling, Contraband, Prostitution, Weapons, Explosives, Flammable Objects, Poison, Drugs & Pungent food are strictly prohibited on the premises. No illegal substances allowed. Don't take the property's belongings outside the premises. Take care of the furnishings and ensure there are no marks left by requesting you don't eat and drink in the rooms and always use coasters. Please don't rearrange the furniture. Please use a trash can, do not litter in and around the premises. We will collect a security deposit of INR 15,000 at check -in and will be refunded at the time of check-out.

13. DAMAGE TO PROPERTY – The guests will be held responsible for any loss or damage to the property caused by them or their group members. Any breakage or something missing shall be chargeable as per actuals. (Kindly ask the owners for the charges). Lost keys will be charged.

14. MISCONDUCT – Any misconduct or nuisance or loud behavior shall not be tolerated in the homestay, incase this happens the management has full right to ask the guest to vacate the space. We expect our guests to be respectful towards us, the caretaker and the space and we will definitely resonate the same from our end.

15. Smoking is not allowed inside the villa, you can smoke outside the balcony. Always use an ashtray and do not throw the buds anywhere in or around the premises. Cleaning Fine is INR 4,000/- for the above

16. Swimming pool- Always wear proper swimwear. Kindly use a pool towel and not your bath towel.

17. Pets are allowed . Pet Charges @ INR 500/- per pet per night, please note pets are not allowed in the pool. Pet fine will be applicable.
