The space
Property Layout:
* 2 Acre private farm house - rented as entire / independent property only
* The main villa consists of 3 Large family suites with en-suite bathrooms. Each suite has a king size bed, full size almirahs, quirky sitting space, Bay Window sitting and the space and provision for extra mattress
* The farm house has a total sleeping capacity for 20+ guests (including the bedrooms and the extra mattress bedding in main hall)
* A Lavish living area is located in the villa with formal / informal sitting
* Separate Dining space is also available with 6 people dining table
* Spacious open kitchen area, fitted with chimney and induction
* Open terrace to enjoy your day picnic and have sun set view

* The property is air conditioned (for summer months) through split air conditioners and heated (for winter months) using heat convectors / halogen / oil heaters (no central heating / air conditioning).

* Please note that due to load capacity reasons, we allow a total of 4 Acs to run together at one time.
* Fresh clean Linen is provided at every check in. Separate pool towels are not provided (only towels in the bathrooms as per the number of guests are provided). Pool towels can be requested however will be chargeable at Rs. 50 per towel or our guests are welcome to bring in the same.
* Housekeeping is provided daily between 10 AM - 12 PM
* Our caretakers are there for housekeeping and do not help to serve food / help with drinks. If service is required we can arrange service stewards at an additional charge of Rs. 1,000 (for 6 hours of service) per steward. Prior intimation is required for arranging service staff.

Rental Exclusions / Extra chargeable:
* Linen change is chargeable as INR 500 per bed
* Extra towels / towel change can be provided at INR 50 per towel
We recommend a linen change to be done weekly in order to conserve water and save the planet. If you must require linen change (before / after), you are required to intimate us at least 3 days in advance for us to organize our laundry person and designated supervisor for the same.

Electricity Consumption:
Complementary electricity is provided as 150 units per day. Meter reading will be recorded at check in and check out. This is enough to run our property with air-conditioning / heating and necessary amenities. A cap has been put as we do not want electricity to be misused by leaving every appliance on - unattended, as it wastes electricity (which is already scarce in the country) and also poses a safety risk due to short circuiting / over heating of appliances. Please turn on air-conditioning when you are in the indoor areas, and turn it off when you are going to be in the pool for a few hours. This will help us save the planet and stay green.
Extra consumption of electricity will be charged @ Rs. 7 per unit as per additional units consumed.

Meals & Dining:
* We do not have a cook at the property.
* We have tie ups with cloud kitchens and can arrange for the food as per your requirement. It will be charged as per the provided menu.
* Several restaurants in the vicinity and delivery services like Zomato / Swiggy also deliver to our place.
* Commercial Towers are located across the main road, having several cafe's and restaurant

Swimming Pool Rules:
Our swimming pool is an outdoor pool 30 Ft long by 20 Ft wide. The pool depth is 6 Ft. Following pool rules are to be adhered while using the swimming pool:
* Jumping in the pool at any end is strictly prohibited (For safety reasons)
* Parties are permitted in swimming pool area, however only disposable / plastic glasses are allowed in the pool area. Beer bottles / glassware is strictly prohibited in the pool area (Beer cans / Disposable / Plastic glassware is allowed)
* Non swimmers and kids (unattended) are not allowed to enter our pool area
* Our guests are solely and explicitly liable for using the pool at their own risk
* Any mishap / accident in the pool shall have no responsibility, explicit or implied on the host, its associates, the owners of the property or any / or of the workers at the property
* Non compliance of swimming pool rules will not be tolerated and will lead to immediate cancellation of booking with no refund. Any guest found jumping in the pool / carrying beer bottles / glasses to the pool area will be fined Rs. 25,000 for non compliance (This is for the safety of guests).
* Guests will be asked to sign a liability disclaimer before entering the swimming pool

Security:
The farm is fully secured by a boundary and the entry gates are only opened by our staff for our guests. Our entry gates close by 11 PM for security reasons. If late night access is required, same has to be intimated on prior notice.

Hosting Events / Gatherings
Our farm villa can be booked for private celebrations, birthday parties, family affairs, pre/post wedding ceremonies, corporate events, pool parties, photoshoots, meditation events etc. Our property can accommodate upto 100-150 guests easily.

For larger gatherings (upto 75 guests) and wedding / pre wedding gatherings we will send a customized quote on request

We can organize catering & decor for events through our catering & decor partners at affordable rates

Bonfire Charges - Rs. 1500 per bonfire (for 4 hours). If the state government applies a ban on bonfire (in pollution months), bonfire will not be allowed.

Early Check in / Late Check out can be provided, if we do not have a booking the previous day (before check in) / or if we do not have a booking (after check out). Early Check in / Late Check out charges will be applicable.

Please note: Guests need to pay a refundable security of INR 10,000 at the check in time which will be refunded to guest post check out after adjusting any damage caused to the property by guests. We have to be punctual with our timings, as we need sufficient time to clean, reset and sanitize the space for our next guests. Each guest is important to us, and one guest's delay will lead to another guests experience being compromised. So we request you to please adhere to the timings. Please do not mind repeated reminders by us starting 45 minutes before your check out time, as we understand it takes time to pack.
Guest access
how would you like to have a cup of morning tea watching the sun rise over the tall trees, or an afternoon beer sitting by the pool, lounging on our sun beds, or an evening social drink, with some live barbecue makes the farm a blissful experience. Our guests are most welcome to enjoy all areas and facilities of the property as mentioned in the description and listing.

Other things to note
Please note - This is a private home, and not a hotel. Please do not expect hotel services at the property. We focus on cleanliness, good quality well maintained linen, and homely comfort for our guests.

We like to provide you with a warm and cosy experience and want you to feel at home. kindly care for it as your home as well :). As we want to extend the best host experience, we expect a good guest experience as well.

Since the property is a farm house, there are insects which live in the vicinity, however they do not harm humans if not disturbed.
The swimming pool will not be accessible during monsoons (as it takes additional time in monsoons to achieve desired water quality) and in the winter season (since the pool is not heated)

We initiate our local registration process once you complete the booking for basic data collection and awarding discount coupons if necessary.
Additionally we take FULLY REFUNDABLE 10K amount as a security deposit. This money will be returned to you post your check out
